Commercial insurance goes wrong in one of two ways: the policy is written for a business that does not quite match yours, or nobody updated it when the business changed. Both surface at claim time. An independent agency can move the risk between carriers as the business grows instead of forcing it into one company's appetite.

What It Covers

The parts of the policy, in plain terms.

  • General liability

    Third-party bodily injury, property damage and advertising injury. The baseline almost every landlord, client and contract will ask you to carry.

  • Commercial property

    Your building, equipment, inventory and improvements. Worth checking whether it is written at replacement cost and whether the limit still matches what you own.

  • Business owner's policy (BOP)

    Bundles general liability and property, usually with business interruption included, at a lower combined cost than buying them separately.

  • Commercial auto

    Vehicles owned by the business, plus hired and non-owned auto for employees driving their own cars on company errands. That second part is regularly missed.

  • Workers' compensation

    Required in Pennsylvania once you have employees. Rates are driven by class code and payroll, and a wrong class code is expensive in both directions.

  • Business interruption

    Replaces income while you cannot operate after a covered loss. Underrated until the month it is needed.

How it plays out

A pipe fails over a weekend and floods your shop floor. The property claim rebuilds the space and replaces the equipment. What it does not do is pay the payroll and the rent for the six weeks you are closed. Business interruption is the coverage that does that.

What is a BOP and is it right for my business?
A business owner's policy bundles general liability with commercial property, usually including business interruption. It suits most small offices, shops and service businesses and generally costs less than the same coverages bought separately. Larger or higher-hazard operations often need the pieces written individually.
Do I need workers' compensation for one employee?
In Pennsylvania, generally yes, from the first employee, with limited exceptions. The rules on owners, family members and subcontractors are where it gets complicated, and that is a conversation worth having before an audit rather than during one.
My client wants to be an additional insured. What does that mean?
It extends some protection under your policy to them for claims arising from your work. It is standard on commercial contracts and usually requires an endorsement from the carrier. Send us the contract language and we will make sure the certificate matches what it asks for.
Are you only writing contractors?
No. Contractors have a fast online path because that product exists, but we place general commercial risks across retail, offices, trades and service businesses through our carrier network. Complex or higher-limit risks are a phone call, not a form.
